we pay 5% property tax on almost near market value assessment. nearby cities like Newark/Irvington/Maplewood/East Orange are hell on this earth.

West Orange is the Englewood of Essex County. Extreme wealth, and extreme poverty with failing schools all in 1 beautiful town.

In my experience the other side isn't as ravenous as most places...they're more 'sensible' conservatives(if that still even exists)

Obviously Maplewood on the Irvington line is a must to avoid. You have to head past Seth Boyden and Maplecrest Park towards the Junior High to get a decent neighborhood.
