Spoiler: It's mostly because white people aren't having many kids.
Teddy Roosevelt (or was it FDR?) warned white well off and middle class Protestants (their people) that they were committing racial genocide by practicing family planning. Decades later Catholics and some Jews began going same way. Now it's all catching up and people are moaning and wailing about fate of white (as in European) race.
Things aren't that much better across western Europe either. If it wasn't for hordes of "migrants" coming from middle-east, Africa and few other places things would be far more dire.
As it is for countries such as France who managed to eek out a slight gain in birth rates when you tease out the numbers good part of those increases are due to "migrant" or non native women having children.
Even Ireland who once had population to spare, sending vast numbers of Irish to UK, North America, Oz and elsewhere now is seeing declining birth rates.
From Maine to NJ and down through Philadelphia and onto Rust Belt states and further the waves of immigrants from Europe that helped power white population growth is long over. What was left of it post WWII got killed off via Kennedy's immigration reforms of 1960's. With Europe largely cut off native white/European population is left with internal birth rates to prop up numbers. That just isn't happening.
OTOH thanks to Kennedy's immigration reforms US turned to Asia, the Philippines and few other non-European nations for immigration. Coupled with family reunification schemes you can see where things went.
All this being said NJ's population is 70% white as of last census. However if you break that down further to "White alone, not Hispanic or Latino" number drops to 52%
It is interesting to see how in 1970's entire areas of NJ "tipped" black as whites fled (such as Newark), now what you're seeing is somewhat of the same. Areas that whites fled to or otherwise built up are emptying out as white/European populations in areas of NJ either die out or move away. Without a steady source of repopulation (as there would have been back in the day), others are buying those homes or otherwise settling in.
Millburn residents are predominantly Indian at this point.
In 2020, the racial makeup of Millburn--according to The US Census--included 32.2% of its population being "Asian".
When you consider that the "Asian" category includes Chinese, Korean, Filipino, Korean, and other Asian peoples--in addition to those from the Indian Subcontinent--I refuse to believe that the Indian population of Millburn has grown to the extent that the town's population is now "predominantly" Indian.
I live in Short Hills and the changing demographics do not bother me . I don’t see color, all I see is a very large group of very wealthy people who, when they have school age children, want to live no where else but my section of my town.
Every house still sells in like 2 seconds…. An uninhabitable knock down on .5 acres just went for 1.9 cash to a family - not a developer.
I think there is a good 10-15 year run left.
