Best friend lives there on a canal, or lagoon. It is very buggy (green heads and no-see-ums) and can be difficult to sit outside in the summer. She is happy there although in order to shop (groceries, basic) she has to drive a distance. She also has to travel for activities as they are limited in the area. Certainly not a beach nearby. My last visit in August I noticed a lot of real estate on the market. She felt people were selling before the economy worsened and also many selling second homes, which were over priced.

Good idea!!! First hand info is always best! Listening to hearsay or from someone who doesn't even live or has never lived in the state of NJ is just ludicrous to begin with.

While the things I've heard about that area wern't my first hand knowledge from living there, they were mentioned by someone who does.

OP my advice would be to check out the area as I already advised first hand. Park on the streets, watch the people who come out of the houses, check out the smells, the bugginess, ya know just generally use your common sense. You can decide for yourself if you like it or not. You might want to strike up a conversation with someone you see who actually lives there. Do your research and check out public records for sold comps and if the area is holding its value.

Hi, I use to live in EHT. I relocated to Florida for weather related reasons. EHT is a very nice place low in crime, close to ac and shopping area. Its called the heart of Atlantic County. the reasons there are so may houses in the market has to do with the twp allowing builders to come in and build homes everywhere-which led to a lot of people from atlantic city and new casino (borgata) workers to move in there. However, now that economy is down a lot of these people got laid off and trying to sell there home . Moreover, a lot of people bought homes above there capacity because of they were allowed to do so. To sum it up - there is nothing wrong with eht (infact its one of the most desirable areas in atlantic county). However, be careful about what community you are buying in - you dont want to move into community where there are a lot of foreclosures. This will keep make your community less desirable and keep your house price down. Ballenger woods is a nice community. You may also want to buy private homes because in NJ privacy is big plus when it comes to reselling. hope this helps.

The above post has hit the nail on the head. When the casino industry was booming, many developments were going up overnight. The economy has sent many casino employees fleeing to Vegas, leaving all of these big, new homes empty.
I have lived in EHT for 15 years and teach elementary school here. Our schools are top-rated Star/Blue Ribbon schools with very progressive curriculums. It is a short 15 minute drive to Ocean City, which is awesome with or without children. A mall is within 10 minutes that has Macy's, Penny's, etc.. Access to a variety of grocercy stores are within a 5 to 10 minute drive. Philadelphia is an hour drive away. Our town has a variety of personalities. Crime is very low, and the town is very family-oriented. The down-side is our property tax...it's kicking many of its residents to look elsewhere to a place more affordable. Retirees are being forced out due to the constant climb of the property tax. Those of us that have stayed have done so because the schools are worth it to those of us with children.
Bottom line....very low crime, mild winters (except for this year!), good shopping, beautiful beaches. By the way, the greenheads are in Brigantine, not EHT. Down-side...high property taxes & are going higher

I agree, it is a nice community but was way overbuilt. I think some of the posters complaining about it being bad, buggy, etc may be confusing EHT with Egg Harbor city, they are not the same and not part of the same area.

@May, yes the above posts do a great job describing EHT.

The number of houses you see for sale in EHT is a result of the township being declared a growth area for the Pinelands in the 1970s so greater densities were allowed.

OP to be fair I only heard these things second hand...that it's a little buggy, is inhabited by some red-necks, may smell at times and brings on some allergies with the temperature swings. I think you've got your towns mixed up. I've once lived southeast of EHT in Cape May County. I presently have relatives in EHT and have spent alot of time there. I now live in an affluent North Jersey suburb. Upon retirement, EHT would be toward the top of my list of places to relocate to.

Why the big number of homes on the market? During the boom, due to EHT's proximity to the shore, a lot of people bought homes there as vacation homes. Now in the bust, when people have to choose whether they'll pay the mortgage on the home they live in (often in PA) or their vacation home in EHT, guess which one doesn't get paid. So they try to short-sell to beat the foreclosure.

For me, EHT is a go - but be careful. Make sure the Seller isn't in a short-sale situation before you contract to buy - or if they are, make sure your price is already bank-approved.

Default Egg Harbor

My Dad and his wife have lived there for 5 years and in all my visits I have seen nothing that would deter me. I think the person who responded about cheap land and easy mortgages was correct. Egg Harbor is not really a town that people can commute to NYC or Philly. Also, many Atlantic City and resort professionals wound up there and with the down turn, have lost their jobs and need to relocate. BUT there are many young families moving in, good medical facilites are being established that serve places like Northfield, AC and other beachfront towns too, and I really think when the economy turns around it will become a more popular area again.But right now, work is hard to come by unless you are in a service industry, medical, or educational.
