For thoses who are feeling discouraged don't. The process goes according to case. Everyone situation is different. I know I had to get requested documents on 3 different occassions notarized. I have a very busy schedule and I had to get up extra early some days to take care of getting these documents. I don't have a 9-5 schedule. With my job I am required to work overtime. I know it's hard to be patient but it will be well worth it in the end. As far as HPD calling you that sounds a little weird. I'm pretty sure if they needed to get in contact with you, they will do all means and leave a voicemail or contact you by mail if you didn't respond.

To those who won, and got an apartment - CONGRATULATIONS!!!

I have a question for those who won. How long can we stay in these apartments? I didn't ask and I can't find the information. Are we locked in "forever"? or does this amazing opportunity have an end date/year?

I'm not sure how it works. I know they ask you if you want a one year or two year lease. Someone else can answer this better maybe.

I think its 15 years, for this building, some are twenty- very few for life anymore.

@loveisontheway - to answer that better its basically rent stabilized. So you should sign two year leases to lock in your rate. It will rise slightly based on the city voting of rent increase - this year 1-3% other years as high as 11% on a two year. This will continue for up to 15 years or till your income exceed 200k. According to my lease.

By law all RS prospective tenants must be offered a choice of one or two year initial leases just as with renewals. Many LL's/property managers will say "we don't offer two year leases to new (RS) tenants". This is clearly against the law but many are so happy to land or desperate to find decent housing they simply take the one year and be happy.

Problem is doing will drive up the RS rent faster because the first increase will come just one year after moving in when renewal lease is sent. Yes, at that time one can choose a two year lease but the damage is already baked into the cake.

When it comes to these "affordable housing" 80/20 buildings you have to read the offered RS lease *VERY* carefully to determine when or if the rent control provisions expire. Some buildings offer units with a time limit (usually around fifteen years), but others are "permanently" affordable/low income. This means the unit will remain RS period subject to luxury decontrol. De Blasio, the City Council and other groups are pushing for more of the latter type which is not what developers want to see happen.

Captain Angel,

Congratulations!. I sent my papers in, have my interview last week and now bringing all documents requested tomorrow. Hoping I will be approved. Do you have pictures of the studio or 1 bedroom. Also can folks in the afforable apts use the buildings amenties. There are some affordable apt bldgs that have separate entrances and you cannot use any of the amenities in the blg. my email is linda12186@gmail.com. Thanks

Thank you and good luck. We use the same entrance and the only separate amenity fee is $100 a month for the gym which is optional.
