Probably they are also having trouble filling the higher bands. I had a very high log number and was nonetheless contacted...but didn't feel like paying $2650 or so for a 1-bed. If I were comfortable doing that, I could get something okay on the free market in a neighborhood I'd prefer.

Yes, they've repeatedly mentioned that a lot of people aren't taking the apartments when I've called to check on the status of my log number. I was offered (and refused) the studio in band 5 as it didn't seem worth it. Waiting to see if they reach my log number with the 1-bedrooms in band 4.

Resident here. Just received word that Band 5 apartments are going to market while retaining the rent stabilization. The flyer highlights the Band 5 prices. Looks like the lottery phase for Band 5 is complete.

Studios: $2,137
1-Bedrooms: $2,680
2-Bedrooms: $3,223
3-Bedrooms: $3,716

I don't understand this - they say in the flyer 'any household that meets income, asset and household qualifications'. Does this mean people who fit the same income criteria, but didn't win (or apply for) the lottery?

That's what it seems like. They are probably having a hard time filling those bands up so they decided to make it open for anyone to apply ?

I'm surprised to see the building is now being leased. I signed the affidavit three weeks ago for a band-5 studio. I doubt I'm the only one waiting for HDC approval.

I find it disgusting that this developer got tax payer breaks to allow a certain amount of "affordable housing units" and then they couldn't find people to fill in the super high income bands so they open it to everyone? SHAAAAAAAAAAAAY DEEE!
I do however give them credit for at least HAVING various income bands since most new buildings only cater to the 60% AMI. People in the 80-100%AMI are so shafted in this city, it's nuts! Why not let those units go down a level? those of us on the ginormous waiting list would get a shot, but they open it up to market rate? ugh.

I think they are calling in additional folks when they run out. They are required to by HDC.
I know that they called in additional folks (who didn't win the lottery initially) for band 4 1-bedrooms as the initial lottery winners did not take the apartments.
Sucks for me - I qualified for both studios in band 5 and 1-bedrooms in band 4. They offered me a studio in band 5, which I didn't want. But because they put me in band 5, and I rejected the studio, they can't now give me preference for the 1-bedrooms in band 4, even though I qualify.

I contacted HPD and whatever information they were given by MHANY, HPD deemed that MHANY were doing things properly, which I find hard to believe. HPD only looked at this year, but last year I went in for a preliminary interview and was put in band 3. This year, when I had to resubmit my paperwork because 6 months had passed, they recalculated my income (nothing had changed) and put me in band 4.

I was offered an apartment and turned it down for many reasons. 1. I do not believe that my income was calculated correctly, 2. When I went to look at the model units it was very obvious that tenants were smoking in this "smoke free" building (the broker who gave me the tour acknowledged the smell even before I brought it up,) 3. When it came time to sign the lease I played phone tag with the leasing office for a week and a half and they didn't seem to be getting my voice mails. If they can't get it together to schedule a lease signing, I can only imagine how long it takes to get a maintenance request taken care of.
