Do you guys think this second round affordable housing is more about the tax breaks or more about filling the last few "undesirable" layouts?

It is always about the tax breaks.


While market rate apartments as this building aren't exactly flying off the shelves, there are ways of dealing with an "undesirable" unit other than getting into bed with NYC/NYS rent control laws.

This layout is probably a one off, but I would take that at any price point A-mazing! (in my single opinion) LOL

Will the apartments be rent stabilized? If they are not the owners can in the future payoff what they received under the 421-a tax program and raise rents to what they want forcing out the poorer renters which has happened in other 421-a buildings.

Another question I would ask before renting anything in a flood zone; have the builders taken events such as Hurricane Sandy into consideration and taken precautions to minimize the effects upon their tenants when the next flood happens.

By the way, that studio was rented for $4714 $4717 is 2 months free net rent. Apartment is actually $5500
