Yes I have started a thread about this same development. I recently found out I’ve been approved and will be signing my lease soon.

What's your lot number? They told me they're still on non preference at HDC so I'm confused.

Well it depends. They’re offering a free months rent if the deposit is given within 3 business days from seeing the unit I believe (you can definitely ask for an extra day or 2 - doesn’t hurt to try)

I reallyyyy want that free month cause it will help me greatly so I’m aiming to have it ASAP

Hi pennsouth01,

Congratulations! I was on the 2014 list and moved in two weeks ago after five years. I was 29X out of 300 for the 2014 lottery. That means that the 2014 studio list is exhausted, so anyone on the 2019 list with a number below 100 should start getting ready for a letter. I have no "inside" information other than my own experience.

And this applies to anyone who has received letters to view apartments: Even if you have a high number on the apartment list, don't assume that you won't get an apartment. I was in the teens for 4 apartments that I saw in July, and I got a phone call 3 months later! Remember, there are several requirements that must be met before you can buy the apartment, and as has been noted several times on this forum, people either move, are no longer interested, cannot meet the credit score requirement, do not have the down payment, do not "pass" the home visit, or do not pass the criminal background check.

Good luck to all!

hkcg

Hi. They didn't. I wish they were more clear with all of the utilities, amenities etc. At lease signing, I thought the amenities were one charge per household. As I am seeing my statement, I think they charge per household member. So on my Dec statement I have a pro-rated amenity charge for an additional person (my son) and a charge for Dec which is higher than what they told me it would be.

They never made it clear how much amenities were PER PERSON. So I think I'm being charged an additional $90 for my son.

It's OK, again, I just wish they were more clear.

As for electric....I'm still waiting. I think I'm going to call or either visit the management office.

It's not a bad location???

So just because a train is near by and literally the only type of restaurants in the area with very mediocre food (if it's even considered that by "luxury tenants") are of Latin American countries, those two so call positives absolve the ghettoness, and all the crime of that area?

According to other posters they are already having difficulties filling up a similar building with high market rate rents what in the world makes anyone think this would be any different?

Yes the location could be great because it's near transportation, definitely needs new and higher quality restaurants in my opinion, and some nice bars. Maybe a whole foods or trader joes or whatever else supermarkets luxury tenants go for. But the type of people that live in Jamaica Queens AIN'T IT buddy.
This is coming from someone who knows the area because I grew up there.

Hahah I think one of those under construction buildings is the building in question right now. Archer Ave is only a couple blocks away from the court house.
