Well, the "first floor" (really second floor) apartment was in some ways the sweetest of the three! It overlooked pinwheel playground, beautiful and very quiet green location. The building was set off from the street so nicely. The other two units I saw were on 8th Avenue, also nice.

Niche question: does anyone have actual data on how many square feet these apartments are? I'm specifically wondering about the 2-bedroom apartments of course -- my guess is 900 square feet but it could be less.

The only published square footage figures I've seen for the 2-bedroom apartments are for the J-line in all buildings and the D-line in double core buildings. The square footage cited was 960 square feet. I believe that included the balcony for those apartments on the 4th to 18th floors. The balcony is 60 square feet, So the indoor space (and for those lines without balcony on the 1st to 3rd floors) would be 900 square feet (as you predicted).

On the external lists, yes. We hear on this forum from time to time of people being offered an apartment with a balcony form the external list. And the odds vary depending on what size apartment you're seeking. For example, in PS there is a much higher percentage of 2-bedrooms with balconies than studios.
On the internal list, of course, you can seek an apartment with balcony and when your name comes up every apartment you are shown will have one.

I'm on the 1BR external list and saw 4 apartments in December, 3 with balconies. My offer included 2 of the 3 balcony apartments that I saw. I don't know if I just got SUPER lucky or if more balconies are becoming available due to a variety of factors...
