I honestly think that the location also plays into factor with the rent amounts. Just looking at the images you can tell that the development is high end. They also want to attract a certain demographic to live in the building that also makes a certain amount of money.

These would be enticing (I would pay amenities for a pool) but all but one of those studios is very small! Especially that one with the 10'9 x 5'7 living/sleeping/dining area - it's ridiculous, that's a microstudio.

So small! I couldn’t believe the set up in the picture. Couch is on top of the bed.

I've been in just about every luxury building in LIC and I would say those amenities would put this building in the top 5, if not top 3 for the entire neighborhood.

The building is also going to literally be across the street from the new Trader Joe's that is opening late summer 2021.

On the downside, the elevated 7 train is right next to the buildings and will make quite a bit of noise at all hours of the day. I guess you'd just get used to it.

I've lived close to FDR and near NYU
I currently live close to a metro north stop. I would love to be a few blocks away so I don't hear it. It wasn't so bad when I wasn't home all the time

free amenities? What would be included? (if not, then thousands in membership fees)

Says a $750 credit towards amenities so I assume that they won't be free forever, I would guess the $750 is for the year.
