A fantastic location, as long as you don't mind busy streets. Rents on the high end for the 130%s, but might be worth it. These aren't new apartments, so I assume they are picking up some additional tax break?
It's gorgeous but too much for me. I lived in Union Square in student housing years ago. It was very convenient but I have a car and a kid now so...it's also too busy
Fab location, but way too expensive for the AMI, at 2525+ for a studio, you need to make $101,000 annually for it to be "affordable" at 30% of gross, and the single person bracket maxes out at $103,000!
If your in the income level, its a good deal. Look how much market rent is for this building.
Regarding size, I've seen 1 bedrooms vary from 500-800 ft and 2 bedroom 1100-1200 so they aren't necessarily small. Some are quite large.

People can definitely go one way or the other on the busyness. It also must be pretty loud. But if you find that kind of thing energizing, it would be fine.

Yeah, but usually the rents on, say, a new 130AMI studio in a fairly premium building are around 2100-2200, so it falls within 30% of gross for about half the range...here it's affordable for just about no one in that range.
As far as noise, I would hope they put in windows that abate a lot of that. The building I just moved into has great windows - it is in a busy area less than 50 feet from a construction site and I don't hear anything except faint sirens and those obnoxious car and bike exhausts, faintly.
It's too rich for my blood but this would be lovely for my husband to walk to work. I don't know how I'd feel about living in Union Sq though. It's super loud and busy. It's also one of the last places below central park that still functions a bit like the wild west as far as the amount of nonsense that happens in the park. You can't beat the convince though with Trader Joes and Whole
Foods right there.
My number just got called for this apartment! It is pricey but given what an apartment at union square goes for its a steal! Wish me luck
