Avalon has more buildings on their website 60% and under I would recommend looking at the website this actual building is also advertising 40% ami’s also but I guess that part missed housing connect how convenient

Guess they want part of the new incentives because these are older buildings from what I’ve come to learn, when I say I older I mean early 2000’s

86000/40 is 2150. The one bed rent ranges from 2487 to 2524. Not sure how this is affordable. I know people are commenting on other threads that there aren't enough units for non 130 AMI+.. but this rent isn't affordable for 130. I'm not sure what else I can say.. I'm just sad.

THANK YOU!! All this abolish 130 ami crap talk reminds me just how self serving people are.. my rent just went up 10% and im thinking s*hit i could do with one of these 130 AMI apartments in a SAFE neighborhood because at least it'll be rent stabilized. even though technically id be paying more than I should .. SMH

Its just so disheartening

Totally agree. With people at the lower end of the 130 AMI (which I'm guessing most of the people who even apply are), $2500 is not affordable. And it's also not a fair comparison to say that people in the 130 AMI "can afford a decent apartment," so they shouldn't be allowed in the lottery. In order to make a comparison between 130+ AMI and those in the lower AMIs, it needs to be an apples-to-apples comparison. Meaning, unless 130 AMI people can find an affordable LUXURY apartment, often with AMENITIES -- just like the lower AMIs would get in these lotteries if 130 AMI were all excluded from applying -- then we aren't comparing "two like items." To just say that 130 AMIers can get an "okay" apartment in an "okay" neighborhood and therefore shouldn't be allowed to apply since that's good enough, is not fair when comparing it to someone in a lower AMI who makes a fraction of the 130 AMI bracket, yet walks into a beautiful luxury apartment... *And I know this is not what's currently happening, but my comment is for those who want the 130 AMI knocked out entirely.* For the record, I DO agree that those in the lower AMIs should be offered more opportunities, based on need, and that seeing lotteries offered only to the 130 bracket must be frustrating. The point I'm making is that there is no genuine comparison that can fairly be made here, because it's truly apples and oranges...

The entire way that the AMIS are structured needs to be re-done. If someone in that high AMI cannot even afford it then that says a lot.

I know I have made the comment to abolish that AMI and I really think it was taken out of context. Abolish and re-do the entire system. Because there is one thing we all know is a fact and that is there are not enough opportunities for lower AMIs to win affordable housing (which is what I thought affordable housing was created for. idk I could be wrong) .

The market rate for a 1 bedroom is $4,400 : https://streeteasy.com/building/avalon-midtown-west/31c

Which is a lot to me for that layout. Unfortunately these units are still being rented at that crazy market rate. So I guess in retrospect affordable housing offering a 1 bedroom for $2,549 is a deal to them. Considering other buildings offer as little as $200 less than market rate units.
