On another note, do any of you know if these Greenpoint buildings typically post the lottery before it’s totally finished or wait until it’s completely done? I feel like the lotteries can be up for months before they begin processing application so I think it would be the move if they got on top of it sooner than later so people in NY can get housed faster. Seems like it would benefit the property owners, too, because they get income sooner than later. Have heard about tons of warehoused apartments in NY, though, so I don’t actually know the ins-and-outs of all this. Imagine that has to do with tax write-offs, holding out until stabilization has passed, things of that nature (which i don’t think would apply here) but this is complete speculation
Does anyone have any updates on these ones? 35 Commercial Street looks done to me I think one small part of the sidewalk needs to be finished but that’s it
I think I saw somewhere the lottery for this building will go up towards the latter part of the year. I see construction workers working on this building daily. And I peaked inside the windows - none of the apartments seem ready on the inside.
Always a little risky living in an all-affordable building--not because the tenants are somehow worse, but because management feels more comfortable cutting corners and generally being unhelpful. Note the no-pets rule, when, e.g., the Gemma Gramercy announced today lets you have multiple. (There was a time when it was relatively rare to have pets allowed in lottery buildings, and now it's unusual to see a Manhattan building that doesn't allow them.)
