Someone did call 311. Twice actually. I was able to look this up online.

The first time was Oct 2011. Supposedly inspector came by shortly after, no summons or ticket.

The next complaint was filed April 3 2012. Inspector came by to drop off a summons and ticket on my front door shortly after.

On the citation it reads, "Commercial vehicle parked in residential zone"
I understand commercial vehicles can't be parked in residential streets, but this is my backyard we're talking about.

Looks like one of your neighbors found this form :
311 Online Commercial Vehicle Parked in Residential Driveway Complaint
The form doesn't cite the actual law, ordinance or regulation!
Is there a reference number on your citation?

Simple answers,

Yes and No.

Given your property is zoned for residential use, residential property can ONLY be used for residential purposes----could that be made any clearer?

In order to be made legal, the zoning w/h to be changed to either commercial and/or residential/commercial use. Both of which is HIGHLY unlikely!

Guess what, it is likely illegal to park in your backyard with a noncommercial vehicle. You can only use your property in the manner allowed by law.

Parking vehicles, of any kind, which can pose a hazzard or danger (to your neighbors), in your backyard is normally not allowed.

Example, just a few sensical reasons why commercial vehicles are prohibited, who wants to breathe truck or car fumes under their living room window? Truck noise? Risk your brakes failing, running thru the backyard fence and bowling over the neighbor's kiddies! Risk your truck catching fire and burning down the neighborhood?

Got it?

Commercial vehicles belong on commercial property. No vehicles of any kind normally belong in a backyard, unless that property is so zoned.

NOTE: the citation does NOT read 'street'!!

It cites "ZONE"!!

I hope you discern the difference.

In the blog comments I believe a link to the Zoning laws is provided.

Also, note the blogger limits his comments and knowledge to 'parking' violations, and admits no knowledge of Zoning Regulations.

So, most of the information provided is of little direct application in regard to your situation, since you are not parking on the street.

It is NOT a 'buildings' violation, it is a ZONING violation and is quite right, and exceptionally logical. You simply do not wish to accept the logic nor reality, or so it appears.

I have a question. If your C of O says that you have parking for 2 cars and accessory use does that mean 2 car driveway?
