Gated will be expensive unless you don't mind walking to the gate every time someone needs access. What about garbage truck and snow plowing from the city? Are there any homes in NYC that are hated? I have seen some that are gated in the rear but face the public street.
To me it sounds like a good idea. Then as soon as possible, get on the HOA board. This give you a decent degree of control of the area.
