Not sure if some of you realize but these so called "Chinese" are not Chinese at all but instead Asian Russians (or to be more accurate Kazakhs, Uzbeks, and others from their Asian provinces). You can tell the Slavic influence due to their preference for adidas track suits, squatting, tacky lawn ornaments, and hard drinking.

Central Asians don't have that kind of buying power (yet) and most tend to move out of NY to buy homes.
In BK and Queens it's Chinese as in ehtnic Han Chinese. Not central Asians.
Chinese are busting every good old school area they can. Bayridge, Bensonhurst, Grasmere (and other areas of SI).... Everything will soon look like Flushing, Queens. No one saw that coming but it is amazing how Flushing tipped then flipped so quickly.

One of the main reasons that Dyker Heights has remained Italian for as long as it has is that it's suburban enough in feel and the houses are big enough that some Italians didn't feel the need to run away to the true suburbs for more space.
Dyker Heights is a planned community and has always been upper middle to upper class, so it has always been relatively expensive. The high prices have helped, but as more Chinese come with cash, and buy up properties, that will get more Italians to consider selling and moving.
Bensonhurst flipped quickly because the houses weren't as big, so Italians left for more room, with some even moving to Dyker.
Bergen Beach is also another option to its expensive cousin (Mill Basin). You can add Manhattan Beach and as another poster mentioned, Bay Ridge, west of 3rd Av. There are some gorgeous properties near Shore Road in the millions on large lots.

In Dyker Heights, Bensonhurst and Sunset Park? Sorry but they are Chinese, the former USSR people are in Midwood, Sheepshead Bay and Brighton Beach mostly, sure some of them are in Bath Beach, South of Bensonhurst, but it is not the majority. Even Sheepshead Bay and Brighton Beach have a lot of Chinese and even a mini Chinatown on Avenue U.
Also for the "Asian Russians", just a reminder that 9/10th of Russia is in Asia (Besides being the largest country on Earth) and the Central and Eastern Asian type is very prominent in many parts of Russia, so yes, many of them are actual Russians.
It's not a maybe on that. Illegal conversions and adding ten floors onto a two floor house, and right in the middle of the block too. Numerous monstrosities have been created in Sunset Park.
Then add in all the massage parlors fronting for prostituation. Flushing, Queens has been decimated. **** houses next door to pre K schools.

Yes. There is a sizeable community of Asian USSR people in that area. They're divided into different segments based upon what time they arrived to the USA. The older ones who came during the Cold War are mostly Jews (mostly Uzbeks) who live in Rego Park/Kew Gardens/Midwood and are prevalent in the Diamond District. Then you have those who came during the 1990s-early 2000s who are mostly atheist or agnostic Muslims. These live throughout Brooklyn and mostly drive taxis, sell used cars, or own halal meat carts in Manhattan. They've since acquired enough money to start their own companies in the industry or become something akin to a franchise owner. They are the tacky new money. A smaller number came in the 2010s who have connections to corrupt leaders back in the ex-USSR. These are the friends and family of the oligarchs and they are filthy rich but heavily involved in money laundering and bribery allegations. This last group has been buying NY real estate as a way to hide their ill gotten gains just like the mainland Chinese who are connected to top Communist Party officials.

So you're in agreement? You listed every neighborhood except Sunset Park, Bensonhurst, and Dyker, but you did agree on Midwood lol. The people buying in those neighborhoods are Chinese there might be a few of those Asian Russians here and there, but not sizable enough to be noticed.

Yeah well blame Queens DA Katz who joins Brooklyn and Bronx (and now Manhattan) in not prosecuting prostitution and rub and tug cases.
