Hello....

Would like to move out of the city....Any places with commutes of an hour or less that are affordable? i.e....$200's or less?

There are homes available in Orange County for under 200K, but the commute with traffic may push a little over the hour mark. The homes may need some work, and may not be exaclty where you would want them to be. But hey, beggers can't be choosers and everyone has to start somewhere.

You just have to look and you'll find them.

Um... any home selling for around $200K in Orange County is needing ALOT of work not a little. We just bought in the Montgomery area and it was tough to find a starter home in decent condition for anything less than $270K. Of course that doesn't mean in this market there aren't some real steals out there... you have to look hard for them. Port Jervis area has some homes with great potential below $250. It's just the neighboorhood that may lack potential.

Have faith though. This list prices are creeping down. Downward pressure is what got us into our home.

stretch the hour to 1hr 15; sweet 1500 sq ft townhomes, pool, strong association for $225,000 at edge of a small village w/ great resale..........

NO..havent seen under 200k EVER...unless it was a crap shack needing a ton of work.

Maybe a townhouse. We got ours for less than 200K not too long ago. It did need a little work though, nothing we couldn't do ourselves. and no HOA fee. New WIndsor area- we do however, share the schools with Newbrugh. Don't know if your looking for great schools.

for that price you have to go a little more north. Monroe is a little under 1 hour but not for the price. and great schools.

Try Greenwood Lake area There are home in the low 200's and it is a decent commute to the city I know there is a bus that you can pick up in the center of town I just sold one to a couple moving up from the city and will be commuting there for work
