I am living in a small town in western NY upstate area. The town and surrounding areas have seen many people moving here from NYC. It began with 9/11 because the people in NYC were afraid and decided to move to a safer area. That's understandable.
Now, because of covid being rampant in NYC, there was another mass move of NYC people moving into the area (also understandable) but, this time, instead of living along side of the country/small town folks, all of the available property is being bought and rented out to their NYC friends/family that want to try living here before making the big move. This has caused a large spike in housing and rental costs in the area.
A lot of NYC people have the money to be able to do this since the cost of living here is way lower than in the city. I guess I shouldn't be upset because this is a free country and people can do as they please. I was just giving my opinion as to what I see happening.

Thanks for your comment. What it sounds like you are referring to is similar to what people in gentrified neighborhoods in cities across the country have been referring to in terms of prices going up and locals having a harder time finding housing in their budget. That is a Catch 22, as communities up here can use more residents, but will housing be as affordable as it once was.
...This movement from the metro area...to upstate NY...isin't just a simple good/ bad thing. On the positive..helps keep up the tax base, provides buyers for potential sellers of properties, adds $ and workers to the local economy. The negatives have been mentioned in previous posts. I'll sum this movement up with part of some previous post of mine. There are 3 families that moved within a 1/2 mile of our farm. One family are great neighbors..another..okay.. I guess..the third..wish they would just leave(reference my earlier message about the guy locking up his Escalade in the middle of an 80 acre field). I just give these new "pilgrims" the benefit of the doubt and treat them as good people...unless/until they act like ahols.....

To be honest, I think most people in the region/Upstate feel this way and likely understand the movement away from the major metro areas for a slower pace of life.
Speaking of this topic, here is some affordability rank information for the 1st Quarter of this year, where the Binghamton and Elmira areas are quite high when using median family income and median home sales price: https://www.nahb.org/-/media/NAHB/ne...nk-2021q1.xlsx
As you can see, the Binghamton area is one of most affordable in the country and the most affordable in the state in this regard. This list may also explain the thread in regards to Buffalo & Rochester in terms of young homebuyers, among other Upstate areas.
...NY has been losing people to other states.That is true. But there has been movement of the kind I mentioned in previous comments in this thread. I have met a number of "pilgrims" from Ct. , NYC. LI, NJ, Philly, who have as a priority in a vacation, retirement(especially), or 2nd home...a reasonable drive/time wise..back to family in the afore mentioned places. For some its a doable drive to a train station, bus line, or drive, to a job in the metro area. This need puts my area beyond the practical range of those commuting on a daily basis. I do think upstate NY is still a bargain for purchasers...though prices have risen since everything got upended last spring. A friend of mine from the Army lives in Idaho. He has been shaking his head at the outrageous prices now being paid for rural Idaho property by..mostly..Californians. Maybe that negative image of NY has worked to keep prices reasonable?....just some additional thoughts on my original posting.
...from folks I know across 4 counties...home sales...to locals and transplants...is brisk across the entire region...
