First thing to look as is do you have "replacement costs" or cash value on the contents. There is huge difference. Replacement costs get you the value of brand new item, cash value is pro rated and having gone through a house fire and seen the inventory sheet those cash values hover around 40 to 30%...

As far as the house goes this is what your house will look like before you start spending the real money, do the math. You got to rip out everything right down to the studs and sub floor. This was a small unoccupied house in West Pittston we owned:

If you're not in a flood zone why did you get the insurance?

If you were in a flood zone it would be a deal.

Maybe not but the price for coverage would be. The flood insurance I'm familiar here in MD (look and see exactly where) doesn't cover furnishings anyway.

We didn't have flood insurance because we were told we are "not in the flood plain". 7ft of water on the first floor later, we now have it. With Mother Nature, anything can happen. To cover all bases we got mine subsidence insurance too, which is very INexpensive.

There was a lot of people that were not in the flood plain and the likeihood of that happening in your lifetime again is unlikely however we could have one that is worse next week.

As far as the mine subsidence insurance I'd first find out if there is issues in your area in the past. Do a little research especially if you are in a newer area built up over the last 50 or 60 years.

There are mines galore underneath us, so it's definitely a precaution to take.

Ye, I'm aware of that. Subsidence are an issue but usually there is history of them where there is any problems. The "newer" homes are more prone because a lot of them are built over areas that were reclaimed.
