what I am missing ?listed for 950k 6 years ago, as far as i can tell didnt sell, and now listed for 700k. thats a big drop but cant seem to figure out why. not a foreclosure. seems to be maintained well by long time current owners. real estate taxes seem reasonable for the tristate area. home price affordable by NYC metro standards. seems like a perfect getaway from covid19 home for someone with a well paying remote job. only strange thing sis land assessment bumped up big time last 3 years then dropped back down last year Mod cut. Single listings are not allowed

not sure if thats allowed either. but if you look on realtor, filter for pike county, filter on minimum 10 acres lot size, you will see a lisitng for $699k.

For that price better to get the one with 73 acres instead of just 10....

that one would be ok if one wanted a farm. theres multiple buildings and the interiors look a little outdated though. gonna have to spend a pretty penny to update all those buildings and maintain them. the one i was looking at looks like no work needs to be done on it.

Pike isn't that great. Some areas have lots of low income homes filled with large extended families. The virus hit pretty hard there because of the population density. Go one county further into Wayne County. It's much nicer, there's more to do, and there are a few high end homes for sale. Wayne County is where all the wealthy people send their children to Summer camp.

If you look at Wayne County, steer away from the HOA communities. They can be trashy. For the money you're looking to spend you can get a nice spread of land, privacy, and probably a view. I like the Northern part of Wayne, north of Honesdale. You'll find a better lifestyle here. There is a stunning place with a pool on Cribbs Road in Pleasant Mount. No. It doesn't belong to me. But I do live in Pleasant Mount. I love it here.

the poconos has not been in demand at all ....

in fact we bought our house in tanglwood north in pike in 2007 .. we paid 235k ...the people we bought from had it built 2 years earlier for 250k .

we sold in 2012 for 235k ...the people we sold to sold it in 2015 for 175k ...they really got killed ... today the house is worth less then it was in 2007.

Wow. That place on Cribbs is amazing! 44 acres and a gorgeous home all for less prop taxes than I pay for my .25 lot in NJ.
