Hmm, well a lot to think about. Thanks for the advice everyone. We will continue looking and weigh all the pros and cons. Obviously commute- big con.

As Ashley said, Gainesville is a much better option. You can get more for your money there and the commute isn't too bad.

You really don't want to mess with that commute, it really does get jammed up since it's only 2 lane. The problem is someone will want to turn left, and the jams begin. We get fresh dairy milk from a dairy farm about 15 miles NW of Leesburg. I can't remember the road, but it'd be the last place on earth you'd think traffic would happen. There is a stop light, and anytime after 4pm, the wait to get through it is easily a mile long, if not longer.

I am also noticing more and more traffic comments on 103.5 FM of backups along Rte 15 these days. Two lane commuting routes around here, is just asking for trouble.

Plus, don't forget about ease of amenities. We have friends who moved to our area from Purciville because they got very tired of all the driving for anything and everything. 20 minutes to here (Costco), 20 minutes to there (kids friends house), etc.

I think we are leaning more towards VA now instead of MD. Thanks for commenting about Gainesville Ashley, we plan on checking that area out. We drove around Purcellville and Round Hill last weekend and really liked that area too.

Yes Gainesville has homes built in year 2000+ that are right around the 400k mark. You can clearly spend more, but there are some great options. I would check out Bristow, Haymarket, and Gainesville they all run together and all 3 cities use similar shopping and groceries. Gainesville has the VA Gateway which is upscale shopping and dining with a movie theater.

Oh and there is also a new community in Bristow called Avendale. You can build a new single family 3 bedroom home for about 425k give or take depending on options and upgrades. If you are leaning towards VA, you should hook up with a Realtor and they can give you direction on the new developments in different areas of Northern VA!
