I will be relocating to the Washington, D.C. area on January 3, 2010, for a position with the federal government. My wife, a homemaker, and three boys, ages 1, 2, and 9, will be accompanying me, along with our miniature pinscher. I have never visited and getting dizzy with all the conflicting info we have received about where to live. We have one vehicle for my wife to take the oldest to school. I would have to walk to the closest VRE/Metro station to get to work. We need a three bedroom condo or home within the rent range of 1800-2000, in a safe area in Virginia, within one hour train ride to DC, and that has a school nearby. Any specific suggested areas would be appreciated. Thanks.

You should take a trip here & meet with a realtor & look at some places. I would immediately say look at Vienna or Springfield, but I have no idea what $2000 will get you in the way of an apartment. Anything near the metro is top dollar.

It's good that you are open to mass transit as you may have heard that traffic is often horrendous here during rush hour.

Where is your job located?

Check out Brambleton in Ashburn, VA. I believe there is a park/ride to the metro not too far away, is a safe/nice neighborhood, has very nice 3 bedroom apartments and you would pay about $1600 or so, I think.

I'm sure it will take more than one hour to get from Brambleton to DC.

For your price range, you need to look in Manassas or Woodbridge. You *might* get something in Springfield but I don't know--it's a stretch.

Other areas in Woodbridge/Dumfries are Montclair and Lakeridge. Both have PRTC bus service right into the neighborhood. Many people prefer the PRTC bus service over the VRE. It is cheaper, faster, and more reliable (but probably not as "plush"). I agree that you need to come out and look around.

The current 3-bedroom rentals in Brambleton are in the $2000 range. However, it is more than an hour to the city - especially since you'd have to drive about 15 minutes to the Dulles North commuter lot, then catch a LC Transit bus. That probably wouldn't work with the OP's car situation.

I know you're going to be new here, but if possible, you should buy a home rather than rent a home....and I'm not being a pushy salesperson by suggesting that. There are a lot of people out there who rent their homes that are in pre-foreclosure status...which is fine IF they disclose that information to the tenant. Some landlords are not sharing that information with tenants, and tenants are finding out when a bank representative shows up to offer relocation assistance after the house is foreclosed.

That doesnt leave you much time. I would focus on Burke, WEST Springfield, and Fairfax. You could walk or get dropped off at the VRE or take a bus to metro . You have many options for commuting here. Your biggest negative, however will be the dog.

Try militarybyowner.com...Also Long and Foster has a good site for rentals..
