Hi all,

Wanna buy a house for a family, but east side and windward are too pricey. What are the thoughts on Ewa/Kapolei? I dont work traditional hours so I don't have traffic issues.

Ewa is more isolated. Kapolei is rapidly becoming Honolulu West with companies relocating out there - probably has a better chance for appreciation.

Also look at Makakilo. It has the same zip a Kapolei, but its up the hill. Lot more houses up there to choose from, including new builds. Ewa has some nice, gated communities, but other areas are pretty rough. Mililani is also a nice bedroom community.

We lived in Ocean Pointe (Ewa Beach) and it is very nice with home prices that are reasonable. The homes appeared fairly well built too.

If you're not too concerned about commuting then you'll get a good price at Ewa. I find the area very sterile, architecturally speaking. Just like so many bedroom communities around America. No character.

Thanks. I do like Makakilo, very nice. Wonder if it would get grating going up and down a hill every day though.

Where you are going to work is a MAJOR consideration. The traffic from anywhere on the west side is getting out of hand if you work in town. If you're willing to finesse the commute, Makakilo is the best bet for schools vis a vis price. If you're going to be here for the long run, bite the bullet and buy now on the windward side. It's pricey for what you get, but you can always fix it up as time goes by, and then you'll be living in Hawaii instead of Levittown.

Yeah that's a good point. Hopefully will get some more inventory in the new year so not stuck with the choice of a windward mobile home shack or a brand spanking new home in the west at the same price

With 5.0% unemployment - I just don't see anything driving higher inventory next year unless the bottom drops out of the economy next year.

Seems like prices are rising by the day.
