We're here, and still looking. After looking at Craigslist for several months, I didn't expect to have any difficulty finding a place, but we've been here a week and have yet to go see a place. :-(

There seems to be plenty of listings - are landlords just not calling you back? Often, that is how it works here - sometimes they get so many requests to see a unit but forget to pull the unit from Craigslist - it is an extremely tight rental market right now.

Yeah, no responses on several units I was interested in, one unit still on Craigslist a week after it was rented, and I may be a little too selective. Of course, I want the most for my money, in a desirable neighborhood. I thought I wanted 2 bedrooms so I'd have room for guests, but I'm rethinking that. I don't want to live in a high-rise if I can avoid it. Right now waiting on responses on 2 small cottages - one in Honolulu and one in Kailua.

If you are conveying the information that you are looking at places in Kailua and Honolulu you would go to the bottom of my list as a landlord. That is too broad a range of options for a serious person. I ask prospective tenants why they want my unit and I want to hear specifics of how MY property is ideal.

Most landlords are going to have different criteria of what is important to them - for me:

1) I ask why are they moving more to find out if they are running away from something (another landlord, spouse, etc). I don't really care if they cast a wide net from Windward to Hawaii Kai to Town.

2) At least 3x in documented gross income to rent (and that is the absolute bare minimum for me - other applicants that have a higher income to rent will be ahead of you) - for me, if you moved here and not working yet, I'm not interested. It could be months before you find a job and maybe not at all. I have no desire for you to skip out on me while you chased your dream and I hunt you down on the mainland and have to take you to court.

3) Credit Score of at least 700+ (preferably 750+) and absolutely no evictions

4) Willingness to take and pass a criminal background check

5) Names/Numbers of past landlords from past 3 years.

Ultimately, that criteria above will still yield a lot of applicants especially in the tight rental market and booming economy. The better you do on the above - the better chance you get for one of my properties.

I am a serious person, looking for accommodations where I can be comfortable and with a commute I can tolerate. I work, although I am near retirement age. My husband is retired. We don't require a lot of space.

What do you recommend I do with no landlord history? I am a home-owner with rental properties, and haven't been a tenant in many years. I can provide pay stubs, income tax returns and a reference from my employer. I will pass a credit check and any background check you perform.

I was interested in a back-of-main-house in Kailua because it was away from the noise and traffic of the city with some green space. When I called to inquire, I was told they would be showing it to someone else shortly. If available she'd call me - no call so I presume the other individual took it.

I have inquired, with no response yet, about another back-of-main-house in town for the same reasons. Quiet street, small quiet space, no high-rise, some green space.

I would have sold myself more before I got off the phone. Quiet, retire-age couple, landlord yourself, etc.

We took an apartment in Salt Lake. It isn't perfect but it's very close to my job - under 3 miles away. It's bright and breezy and I think we'll be happy there.

Aloha E komo mai ( hello come in, welcome) to Hawaii. Congrates on hitting the lottery an apartment with a good trade wind. This will help alot with cutting down the electric bill. Come back and update us from time to time k?
