OP, you need to buy my house, in SW semi-rural Ohio. I even have a barn that was formerly used for horses.

The taxes in Ohio are very high. We have a LOT of government bureaucracy to pay for. Between local and state income taxes, I pay about 9.5% income tax (TOTAL, not marginal!), plus 8% sales tax, plus $10k/year property tax on a modestly priced home (albeit in Shaker Heights). The taxes more than outweigh the lower housing cost for me. If you are trying to escape taxes in California, you will be disappointed in Ohio.

Of all places, Ohio? If I were you I'd move somewhere closer to CA or maybe somewhere that's also coastal but a lil cheaper than CA. I say take a look at New England, Minnesota, and you know...almost anything else.XD Maybe it's not as bad as I think but I certainly know you can do better than Ohio.

I'm curious so I have to ask. If you're interested in both Ohio and TN, why are you overlooking KY? All 3 states are beautiful and have many things to offer. The bluegrass areas of KY especially has fairly moderate climate, is known for it's green pastures, rolling hills, and horse farms, low taxes and is still very affordable to most people coming from CA.

I lived in Ohio for years and now live in San Diego. The OP is in some cases is misrepresenting San Diego. The only valid point is the high cost of living. Believe or not you can worship and own guns in California.

Actually, Ohio offers pretty amazing natural diversity: prairies, dramatic hills, caves, waterfalls, gorgeous forests, marshlands, and one of our inland seas.

Zillow lists the median sale price for the metro as $143k. Your ~$250k home might feel modest to you relative to Shaker Heights (and indeed it may be, depending which neighborhood you're in), but you're 75% above the median house in the Cleveland metro.

On that topic, does anyone have any data on home values by quartile? I think the spread from the median is pretty far in both directions here.

I don't know where you're coming from, but are you sure that you're making an apples to apples comparison? Were you living in one of the most sought after neighborhoods/suburbs in a home 75% above median value?

There's also other factors that are harder to nail down, like a Cleveland area home might have more square feet, parking, and yard space. That's a personal preference of course -- many people live in 500 square feet in Manhattan and love it. On the same note a Cleveland home is more likely to be 50 or 100 years old too.
