Hello OK!

I am looking to relocate to Oklahoma and after reading a lot of threads and searching the internet, I believe I want to live in the Downtown area or close by in "urban"-like apartments/condos/lofts.

My problem is, all these apartments are managed by a company that require an application fee, credit check, etc ... something I don't want to deal with as I am used to dealing with "for rent by owner" in San Diego.

Is it popular in OK for people to buy condos for the purpose of renting them out like they do in california? Or am I wasting my time?

I'm guessing you've tried searching craigs list and haven't come up with too much by owner. It's going to be very rare that an apt/loft is by owner. Mainly b/c residential living downtown is fairly new- most revitalization has taken place in the past 10 yrs and loft living is a new concept to Okc. I've noticed the price for one (usually 200k plus) is outrageous compared to what the average Oklahoman can afford in the suburbs...it's unlikely that someone would buy one for the sole purpose of renting it out.
You might have more luck finding a duplex or home by owner in the midtown, Plaza district or Paseo Arts district.
