Irvine is more centrally located and far less densely populated than Aliso. Irvine's land area=69.7 sq miles ( density=3,200/sq mi); and Aliso Viejo's size=7.47 sq.miles ( density=6,400/sq mi).

Irvine is a large city and Aliso is a very small one; different cities and different vibes.

If being mid county, or central, were not a factor and you were looking at newer construction, then I would also suggest looking at Rancho Santa Margarita, Ladera Ranch and Talega (San Clemente-very much south) to expand your housing options.

Since you want a central area, you might want to expand your search to Anaheim Hills, Tustin, or even back to Huntington Beach.

I have not lived in these cities. But more than likely they are better houses than of Anaheim or Garden Grove although Anaheim Hills is to suppose to be the nicer part of Anaheim of those who make more money.

Huntington Beach and Irvine if you want convenience of shopping, going to the malls and having plenty to do these areas have this. These would be preferred places. As for Laguna Niguel and areas about that distance it is kind of more isolated with less to do. But it does allow more privacy to those who want to live more in privacy, and also be able to afford to live in those areas.

I need to use Public transportation. In that case I would be better in Huntington Beach or Irvine. Irvine and HB are more accessible to get to near by cities with much to do. Laguna Niguel and Aliso would take more driving time. So this depends on what you prefer more privacy or more options in you area. Although privacy is nice in times of danger needed to get medical or other care I don’t recommend cities with less help. This is how I think according to my priorities. Options are a must for me to get everything done.
Sometimes I am social other times I can be quiet I don’t mind living in apartments as long as others don’t get into your business or start rumors.

Anaheim Hills is very nice, but it's a bit of a drive from the beach. Thus, the temperatures aren't as regulated as they would be in Irvine, Aliso or Laguna. It tends to get pretty hot in the summer.

It seems one priority for the OP is weather, so the closer to the water the better.
