We are planning a move to Oviedo area in the next year or so. We want a neighborhood that is safe, child friendly(sidewalks etc), access to activities, and good schools from elementary to high school. In a nutshell looking for a great place to raise our child. At this time we are thinking about building a house either in a subdivision or a lot in a neighborhood. I need input on areas other than what is found down Lockwood, builders to avoid, and if there are any areas where we can just buy a lot and build a house. Thanks.

Well you picked a good time to look for homes. Prices are down, and sellers are eager to sell. Oviedo/Winter Springs have great schools (consistently ranked A+ by the state). Winter Springs has its wonderful Center Winds Park and lots of community activities. Not to be outdone, Oviedo has it's Fall and Spring festivals, a relatively new Gym/Aquatic Center. Both are part of the Cross Florida trail system, and have lots of parks and nature areas for the kids to explore (watch out for the gators!).

Its called Central Winds Park. For buying a lot I'd look predominately into what locals call the Ranchlands or the older part of Oviedo.

Ranchlands is Hayes Rd area in Winter Springs. Its called that because the houses have a good bit of land and its not a "community" in the sense of one developer and the houses all being the same.

The Older parts of Oviedo would be anything north of 419. Lake Charm is a really nice area, my family once considered buying a lot out there to build on.

Snowhill Road, Chuluota Road, Tuscawilla area, and parts of Lake Charm, as far as the builder question goes most have been weeded but you can still search online also check with the local BBB and local Builders Association.

If you're going to go as far as Chulouta I'd say look at Geneva instead, bit nicer in my opinion.
