We sold the house this weekend so our move is going to be right after the first of the year. We really like Winter Garden and all of the activities. There are a few homes near John's Lake that have a Clermont address that we might consider. We have a place to live if we decide on a new build and have considered Alexander Ridge, Orchard Hills, Belle Meade, Wintermere Pointe and a few other locations. It is time to get serious about finding a home. We would like to stay at $300,000 or so. If you live in or have current information about Winter Garden areas, I would appreciate the input. Schools are not a big issue for us, our kids are out of school.

When we first moved down, we looked at Orchard Hills, and really liked what we saw -- the only problem is that I didn't like driving up and down Tiny Road, and am nervous about the Sportsplex development that may be going in across the street.

If you're looking for places to add to your list of subdivisions to look at, you might also try Summerport (which is right behind Orchard Hills) and Summerlake. They are some of the bigger developments, and while they are fairly new, there are sometimes decent priced resale properties in there.

Keep in mind that a Clermont address doesn't mean Clermont services. Belle Meade and Stoneybrook are both worth taking a look at. With all the construction off Avalon and Hartwood Marsh and no plans on widening either, I'd be sure to drive during rush hours to see what traffic will actually be like.

In that Orchard Hills area you might also check out Summerport, Summerlake, Independence and Overlook at Hamlin. Most of those are currently being built or recently built subdivisions.

If you like older neighborhoods I'd recommend checking out the older part of Winter Garden (but stick to the areas from Plant St. and north). It's got the West Orange trail running right through town and a bunch of restaurants/bars/events/live music going on in the downtown area. A little further west I also like the older part of Oakland (take a drive around Speer Park to get an idea of where I'm thinking).
