Does anyone here live in the Islands or Vistancia? How much are the HOA's and what is included? Can we lease a boat slip if we don't buy waterfront home? Are there any problems with crime? My pet peeve about Phoenix in general was the amount of people parking on lawns. I feel cars should be parked on driveways or better yet in the garage. Do the HOA's have/ enforce the rules? Any particular rules about dogs in these areas?

I live in Vistancia and have never seen anyone park on their front lawn/rockscape. We have pretty strick rules regarding that. I don't know anything about the Islands. Dogs here have to be on leashes and you have to pick up after them.
Not much crime at all. The HOA fees are around $85 a month and you get 3 huge pools, one in which has a waterpark quality slide for the kids, an enclosed basketball gym, tennis courts, basketball hoops, a very nicely landscaped and lit walking trail that covers about 7 miles. You have many different levels and styles of homes to pick from and the prices are roughly 50% from the peak. Happy hunting.

Not many lawns here in Vistancia to park on. Front yards are mostly rockscape. Street parking isn't even allowed.

I attended a new resident's meeting here in Vistancia last night and toured much of what was listed above. So far I really like Vistancia.

Blackstone is a little out of my price range.

Anyway, it's a country club community in Vistancia. Don't know if you've seen this or not:

Private Country Club | Golf Course Community | Blackstone Country Club

The residential area looks very nice, but I've only seen it from outside the gates. My next door neighbor is a Blackstone member and loves the country club.

What else would you like to know?

Welcome to Vistancia and glad you like it here. All our kids have left the nest so we are feeling the urge to look elsewhere as we do not use any of the great amenities here. But, so glad you found it and enjoy the surroundings.

I just want to know what it was like living out there. Each time I have come out there it has been very quiet to say the least. I never see anyone. Maybe it was just too hot to be out. Also I wanted to know if it was worth buying the golf membership. Never see anyone on the course. Again, maybe too hot.

If it was in the middle of the heat then yes, most of us stay indoors or just head to the car and then come home and go back inside. In the winter months it picks up a little, but it is fairly quiet up here and we enjoy that aspect of Vistancia. You will see people out on their bikes and walking on the trails soon as it cools off. Golf also slows way down during the summer although there are the die hards out on the course when it is 115, but not very many of them.
