This is really time of day specific - for 8 am classes downtown, I've rarely had a problem on the 51 going south - there were definite slowdowns, but it hasn't ever added more than a couple minutes to the commute.

going in for 9 am classes was a nightmare on the 51...

But, you have the option of jumping onto 7th street, which isn't as fast, but rarely locks up completely...

Or, if you can find a carpool buddy, the carpool lane on the 51 is always empty...

I don't drive the 17 enough to comment.

Yes, I am a single guy. As for living that close, I require a garage, and I am not finding much in the area with a decent rent price that has a private garage. I am looking around 900.00 and I have found a decent amount.

Sending my sister to four of them Thursday to check them out. Two in Tukee and two in the 17 and Bell road area.

Thank you for the great feedback, I really do appreicate it. Cant wait to get to the valley!
