We are planning to buy our first home, There are few places we have seen but don't know much about the area/location, and would like your opinion on this

1) Acacia at Lyon Gate, Gilbert
2) Pride at Lyon Gate, Gilbert
3) Taylor Morrison - Adora Trails, Gilbert
4) Lennar - Layton Lakes, Gilbert
5) KB homes - Cameron Ranch, Gilbert

We are currently living in chandler and like it here but I guess it won't be in our budget.

or if you guys any other good place to live, with good elementary school and safe location.

We are not looking for more than 200K

You could learn a lot just by driving around the subdivisions in question and the surrounding areas, or even parking the car in the neighborhood and taking a walk around, you may find people who live there to talk to about the area(s).

What makes you think you can't afford Chandler, where you are now?

Cameron Ranch is close to the 60, HOA fees are low ($58), no community pool.

Lyon's Gate is close to the 202 and railroad tracks. K-12 schools nearby but some back yards are quite small.

Layton Lakes is close to the 202 - water in the community is nice - HOA, approx. $70

Adora Trails is the furthest out, and away from freeways. Amenities will be nice and HOA reflects that, at approx. $90 per month.

I would suggest looking at school ratings, how important yard size is to you, and what your commute to work would be, if you work outside the home.

I would put Layton Lakes first by far. It has Chandler Schools, 2 miles from the freeway and huge power center, and closer to town. Lyons Gate is overrun by Cluster style rear entry garage, shared driveway type product. Adora Trails is too far of a drive away from the freeway.

I know it isn't on your list, however, you should take a look at Fulton Homes Mediterranean at Freeman Farms, which start from the $190Ks. Fulton is one of the best builders in the Valley, and I am pretty sure you won't be disappointed. We live at Caribbean at Freeman Farms, and two new subdivisions (Oasis and Peninsula) will soon be opening this year.
