Check out Brentwood, Coronado, Fairview Place, Woodlea, and Villa Verde (all are historic neighborhoods)

North Tempe/South Scottsdale. Still some good deals though you might have to adjust your criteria a bit. Not many 2 story homes. On the flip side, proximity to ASU means more youthful with lots of nightlife, eateries, shops and services. There are Billions being invested in and around this area. It's also a big employment corridor. I live in this area and often hop downtown, Biltmore area, etc. in 20 minutes or so. If you look at the development in Old Town right now and see the potential for the same sort of redevelopment just a couple of miles south, it's a good place to position one's self.

Ok, I looked up some and yes, you can find some for that price, but they were all fix-ups needing a lot of work and pretty small.
