Does anyone know why newly listed homes go "temporarily off market" the next day? They don't show as AWC or pending, just temporarily off market. Why list them if they don't want to sell them? I've been seeing this a lot lately.

Many of them are getting overwhelmed with offers, sight unseen, immediately. They take it TOM because it makes no sense to keep in on the market when they have so many offers. Once they accept one of the offers, then they'll put it either AWC or Pending, whichever is appropriate for the property.

It depends. As often as not, houses can be temp. off market, then return as an available listing without being either awc or pending.

I think to it is because they did not get the offer they wanted, so they wait, list it again, and it shows as a a new listing. That is what happened to the house next door to me.

The people the bought it, thought they saw it on day one. They had not. I told them it was listed a month ago, and then pulled, then relisted they day they came to look at it.

When it goes temp off market and comes back on, it doesn't show as a new listing. It shows "status change" Back on Market.

In order for it to be a new listing, with a new listing number, it must be off the market (not temporary off market) for a full 90 days. On the 91st day after being completely off market, such as cancelled or expired, (not TOM) then it can come back on as a new listing.

I wonder how they got around that ? The person showing that couple the house and the people looking at it were under the impression that it was the first day of the listing. Different sites had it listed different when I looked it up.

One would show it as off market, one said sold, another had it on the market, some did not have it at all.

When it was put back on the market, the sites online still said off market. I am guessing that the main MLS that you guys have access too says what is current, and the other sites are just not updating?

All 3 of the houses we put offers on went off the market almost immediately...this was because they had multiple offers some cash at or above listing price....all 3 still show off market from last week.

My take on this from what we saw is if the house is listed near its appraised value and in a good area it is going to go off market right away.

The houses that are listed for awhile are either way over priced or in a bad area....at least that is what we saw last week.....and yes I was just catching up to what a few on here already knew..lol

Maybe the agent just told them it was the first day?
