Actually,there are a lot of "pending" signs in Leisure World and the number of houses for sale is down from when we bought ours three years ago. Are you looking for an updated house or one you will update yourself?

Marian, I have no doubt that there are a lot of contracts "in the works" all over town. I've only been looking at the active listings, and see about 8-10 available in the east valley. Not a lot to pick from, to say the least! The good thing is that they aren't selling as fast as the 'family' houses.

We are looking for a house build in 1995 or newer and < $180k. We're not big on making renovations. So far, it seems like most of the houses that fit our criteria are in Chandler and San Tan Valley. STV would be a rough commute, from what I hear.

Any thoughts?

I agree that STV would be a rough commute. No way would I live out there if I had a job or any reason to come into town regularly. Maybe it's better now but when I used to drive out there, it was surface streets for 10+ miles and they loaded it up and it sucked.

Plenty of fenced in backyards in Sun Lakes. Definitely check them out. The HOA is strict, but only contains wording to the effect of a "reasonable amount of pets are to be kept".

Thanks azretiree, that is one of the communities that we've been looking at.

The bad news is that there aren't very many houses available.... nobody is leaving Sun Lakes!!
