I'm looking for good places to live close to 40 north central avenue, phoenix (no further than 20 mins away), single family homes, good schools, safe, etc....Range $120k-$180k.

I dont see you getting all of the above in that price range - you ll have to either spend a little more, or drive a little further. You might be able to find some SFR in that range in the city of Phoenix, but the area and schools may not be the best.

Others will chime in that are more familiar with the central core area of Phoenix, but most of the time to get into the low 100s you are looking at about a 40-50 min commute to that location.

price range may be tough - but parts of tempe could work or the area outside of ahwatukee .... probably looking 20-30 minutes as you can ditch the freeway at a certain point and get a more consistent surface street route if needed

good school district though

is your commute rush hour? - if not that will open things up a little bit as well

however, during rush hour a 20 minutes circle from down town can be tough - especially for schools

Make sure before you look at a historic property (as most around the area you are looking at are) you understand what you are getting involved in. Everything from landscape to windows you have to get a certificate of appropriateness by the city for any work done. Now if you do not like freedom then it should not be a problem for you.

You might look in 85024 & 85032. Those are closer to 30 minutes out but the schools are rated well & the price - point is right, not many for sale in that range, but you only need 1 right?
