Since 2006, HOA dues at Sun City Festival have gone up from 99 a month to 122 in 2013. This does include basic cable with Cox. Basically an increase of 23.00 over the 6 year period. How does this compare to other active adult communities? The amentities in this development are wonderful already, just a few years ago Del Webb / Pulte built a new stand alone woodworking and craft center for about 2.5 million. I wonder how well the property is being managed based on the HOA dues increases. How are other communities doing in this regard?

sounds like something is being done well over there....those are very moderate increases, not bad at all....be grateful!

From what you have posted so far, Dismik . . . doesn't sound excessive at all.

Tough to "critique" the increases without knowing exactly what is covered / provided for that $123. Just as a guide, I pay Cox about 55 bucks a month for basic cable alone.

I dont live in Sun City of course - but I agree with Burning on this one - our HOA dues are going up starting in January by just 5.00 - but it is being attributed to much higher water costs.

The dues is for the use of all the amentities on site, water, garbage, sewer is seperate with Town of Buckeye - about 80 a month total. Then of course one owns costs for APS and SW Gas. Festival is not on private roads so that upkeep of roads is not a cost borne just by the residents.

We think the Sun City developments offer far superior club activities than some of the other 55 communities here. We pay only $24 a year here in the original Sun City and the clubs and recreation buildings are awesome. The rec fee is an additional $36 a month if you want to join. You don't buy in here for the homes, unless you like to remodel, you buy for the activities. Your fee is not bad at all. I think Trilogy/Vistancia is well over $225 a month now and all they have is a golf course and a handful of clubs, and a bar that draws a regular crowd. The homes are stunning, but very close together. The HOA fee was a turnoff for us as well as the property taxes.

Are you perhaps asking if this it too little an increase? Present time sounds good as far as your community needs. But what about the future? There should be money in reserves. Did you mention how much? Reserves will cover roofs, new siding/paint or masonry repair to homes or common element buildings, any body of water that might need dredging or weed treatment or occasional wildlife deterent, any work which will be needed over time to the interior of common element structures, any elevator work, future landscaping when the current on community property becomes overgrown, seasonal special landscaping...flowers, holiday decorations, repair/replacement of worn or obsolete office equipment, etc. Your community should have a page or more of the monthly financials. There should also be an occasional Reserve Study done so you all know where you stand. The study will list life of everything common and expense for replacement, estimated cost for repairs, etc. so you'll know the annual expenses.
