You really need to decide a location first. The one you were talking about in Ahwatukee is really going to feel more like Laveen when the freeway is done (35th Ave), do you want to be in that general area? All tract builders largely use the same trades so you're at the mercy of the supervision in the field. Some production builders that have floorplans I like include Toll Brothers, Cal Atlantic, Maracay and Fulton. Whether or not they have the same plans in your area I'm not sure. I like larger 1-story's (3500-4000sf) on larger lots.

I have found that a builder is only as good as the subs and the community. Just because one community is good or bad doesn't mean they all are. I once had the mentality that if one community from a builder was good than all communities from that builder must be too.

Long story short, I quickly found that not to be true as I looked around more.

I would also recommend looking for communities that have single level homes in the 3,000-4,000 so. ft. range with bigger lots. You'll get better appreciation on a house like that.

I am very impressed with Maracay Homes. Almost purchased one in Mesa, Az. with a huge RV garage.
Too much $$$ for me to justify moving there.

Taylor Morrision is a good builder. I have not seen or heard of any major significant issues with them.

That freeway in particular will most likely become a truck bypass. I’d avoid living by that in particular.

As far as subs go, typically general contractors have long standing contractors with subs. So for example, nearly every K Hovnanian Home would have X HVAC and Y Masonry Layer on each project. The crews would vary depending on the size of the sub however.

Taylor Morrison homes are a nightmare! Expect everything to have a problem. Nothing is properly installed, the fit and finish is horrible. They use the cheapest materials and worst subs you've ever experienced. Yet management snarky, arrogant
and incompetent. Buy elsewhere.

You should elaborate and be more specific.


I've had a TM home for years now and it's fine. In fact, at the end of the first year (and their warranty) I made a massive punch list of all these little things and they fixed them all (everything I could have left or done myself, but hey, it was free). The project manager even told me that if I claimed that the insulation in the attic had settled, they'd blow in a new layer which they did.
