Which areas/cities in AZ are known for being condo/town home areas?
I would like to avoid HOA and I am thinking of owning a home even if it is in the $100k-$200k range.

What I mean is I don't want to live in a CITY that is known for have many condo/town home areas.

Then you will want to avoid most of the Phoenix and Tucson metro areas.

HOAs exist outside condo/townhome neighborhoods. There are many of them in single family home areas. There are neightborhoods without HOAs, if you are looking at 1980s and older homes.

And, not all HOAs operate the same. It's fine if you want to avoid them, but they don't all present issues.

Havasu seems more like a party place? And I would like to stay near Phoenix area. Was looking up Chandler, Gilbert, Peoria, scottsdale then second tier on my list tempe or mesa or tucson. How is Surprise, AZ, I know that is Northwest of Phoenix. Which cities do you consider more urban in culture and more suburban in culture?

Surprise is more suburban. Great for older folks. My MIL lives out there next door in Sun City West.
Havasu is a big kids spring break place. Doesn't affect us much. CA boaters/partiers in the summer, good for business.

I definitely plan to have a family within the next 5 years, so my "young bug" in me is definitely out of my system. Don't care if I live next to the hottest attractions or the hottest clubs or the hottest this and that. I want kid-friendly towns and neighbors that can sympathize that I will have kids, kids with an "s." So if Surprise is for older folks, then maybe it won't be a place for a young up and coming family?

No it's not, but Havasu is. We came here to raise a family among other things. There are few negatives, unless you really want to be in a big city, or have big city needs. Phoenix is about 3 hr, Vegas 2 hr. OK we no longer have any scheduled air service.

Then knock out any city that had a growth spurt after about 1985-1990 (which happens to include the entire state of AZ).. because that's when HOA's became prevalent.. Arizona is ruled largely by corporate McBuilders, and all they build are HOA homes.. If you don't want a McHomeâ„¢ & don't want to live around McHomesâ„¢, you'll need to move out into the desert..
