I agree with this. University & Hardy area isn't the best, but it is an older neighborhood, and somewhat of a greenbelt. The area along 5th Street & north of there is very hit & miss ... seems to be a mix of newer condos & apartments along side structures which are older & aren't as nice. The walkability factor is on the high side, but it still wouldn't be my first choice of an area to live. It's not far from Sky Harbor ... but unfortunately, the closer you get to Sky Harbor, the more seedy and/or industrialized the neighborhoods tend to be.
