I am moving from Atlanta, GA this year, to Arizona, and would like to get into Real Estate sales. Is it necessary to work for a Broker once you get your Real Estate license?

yes. If you want to actively practice you must hang your license somewhere.

Yes. a sales person must "hang" their license with a broker if it is active, unless you wish to become an independent broker. In addition, most brokers will require you to join a REALTOR Association, a local MLS and lease an electronic key. Each brokerage may have their own fees as well. Keep in mind most brokers supply you with advice, training, take the responsibility if you screw up and carry your Errors & Omission Insurance, etc.

There are several business models from franchise operations like Century 21 & Coldwell Banker, 100% companies like HomeSmart & Realty One, Internet companies like ZIP & Redfin (Redfin agents have specific jobs like showing agents, selling agents, listing agents and other specialists). There are even a few brokers who operate on a referral only basis, you cannot sell, but you can refer to other brokers. They may not require you to join a REALTOR Assoc.

The Real Estate business has changed over the years so you really need to decide which model is best for you. While one company offers more, their fees may be higher and vice versa.

AZJoeD summed it up pretty nicely.

I just want to add that going through the 90 hours of Real Estate School plus only six hours of Contract writing, one will likely have absolutely no clue how to sell real estate in Arizona. Most people new to the industry will need good in depth training with a mentor to learn the actual business - all the standard forms, what to put in contracts to get them accepted, escrow and inspection timelines, how to deal with lenders, etc.

Thank you all for your responses. We will be moving there in March, and I'm thinking of Real Estate as a "side line" while I continue my main business in IT. At least until such time that Real Estate is more profitable than IT.
