I know that area is improving but I still see hookers and thugs in that neighborhood all the time, and yes I'm down there very often as my friends shop is about 4 blocks east of the park on Jackson.

That says it is not on the market, where are you getting $600 a month? I see: The Rent Zestimate for this home is $1,199/mo

I live in Eastlake And it's not bad at all, this is actually right up the street from me LOL! And for the record, 4 blocks east of the park would put them at 20th St and Jackson which is significantly more rough than 13th and Adams (where this rental is). There is a really good Montessori school right there on that same corner plus it's a 2 minute walk to the lightrail stop.

Yesterday it showed for rent at $600 per month. Today, I'm seeing the same thing as you, "not on the market". It must have rented quick, that was an excellent price for that neighborhood.
Fair enough. 20th st and Jackson is usually the area I'm in and yeah I wouldn't live there. I haven't been to 13th and Adams.

The northern part of Chandler (the closest in Tempe), house prices are relatively cheap. I also work in South Tempe and North Chandler is where I bought my house. A good 15-min drive to work.

I would also check out Laveen for affordable housing. That area is growing fast as well. Laveen is located in the Southwest Valley.

Laveen seems to check off a few boxes in the win column. The hard part is everytime I use this site (or a similar site) to get opinions. Then all I read is how rough things are there..
I also know that most people only take the time to right bad reviews.. catch 22 I guess

85006...the dead presidents area or 85016...niether would be too bad from Tempe. I sold my house in 85014 to a guy working in Tempe, but that zipoffers little value nowadays. I paid 18,500 at the end of 2010, and sold myself for 46, 24 months later.. he recently had it listed for over 200k..a very small house on a nice 7200 sf lot, barely south of Indian School. The Longview West neighborhood. Could easily get 850 as a rental.
