Let me tell you - we listed in January in Gilbert and we are in a lake community - we are at the avg sq foot (which you really can't go by anymore) for the area - ask your price within reason, and make sure that your home upgrades, cleanliness, meet it.
We did the same as all of you - new appliances, allowances to replace things, landscaping, came down over 30,000 since -
we got an offer this weekend and it was 10% below the asking - I was really upset that our agent - did not have the nerve to tell the other agent - that this would be an insult - to do - she said we should take it - as of today she is no longer our agent - cancelled - moving on - they had 4 mos to do their job -
Of course the deal fell through and we countered deducting again another 5000, paying 1/2 closing, all appliances, 2 refrig, table saw, all tools,
You know what you can give these buyers everything they want in this market and it still is not good enough -
Trust me we are in one of the most sought after neighborhoods in Gilbert
ANd the realtors - are for the buyers rather than for the seller"who hired them"
Tough Market or Not - we "sellers" must unite - be realistic - but not give in to unrealistic falsehoods - that the buyer dictates what we have worked hard to earn, pay for, keep up, and instill pride in OUR HOMES.. These buyers are trying to capitalize off of our hardearned struggled monies - and they need to get more REALISTIC and look truly at what they can afford - and then build their own equity...
SO there...

if you are coming out - write PAt HArfst at info@arizonahomelocator.com - or visit him at www.arizonahomelocator.com he will take you around - everyone knows him and he knows VVL and Power RAnch very well .. we are in VVL for 12 yrs son is 12 - schools are great - family neighborhoods - and you can get a home from 300k (1700) sq ft - 1M
depending on your budget -greatest area with $6m clubhouse, beach, tennis, etc.
Also I travel to the Airport everyday also and it takes about 45-50 min and when there is no traffic - 20-25
VVL is right close to the HWY 60 and great shopping, restaurants, etc

I think Pat Harfst used to live in VVL I had a cross deal with him years ago.

Our RE agent has done flips in the past and he can't believe all the high end stuff these folks have put in the house. Definitely not your typical flip.

Believe me, I feel the same frustration as you LVGAZ and we're not even on the market yet!

There is realizing it's a buyers market and negotiating a good deal (been there, done that myself in the past) and then there is taking all the media hype to a whole new level and being downright insulting with offers that are clearly far below comps. My RE agent says he is seeing more and more of that. Unfortunately folks like the CA investors in my nieghborhood only serve to fuel that fire.

It's a tough balancing act.
