They are simply going to have to bring the prices down in order to bring in more buyers. Not even the wealthier investors are wanting to pay that much for a condo unit right now. Highrise living generally appeals to single, and somewhat younger people. Most individuals who fit that demographic don't have the financial means to afford what they're asking.

Even though there is a need for more highrises in the Valley, I said a while ago that there were too many condo projects on the books ... especially luxury condos. While a certain amount of upscale highrise condos are needed, there's really MORE of a need for hotels and office towers.

Yes, last time I heard a few month's ago it was 65% sold out and tenants have begun occupying units. I am very sure a handful of those buyers are investors but that isn't a bad thing. I am wondering however, if a tenant is preparing the ground level retail area for a business to move it. It looks like it is in the beginning stages of occupation???

Well, there must be a few people in there, or there'd be no need for this:

44 Monroe - Community Information (http://www.44monroecondos.com/Community-Information~155094~14679.htm - broken link)

Must be a strange place to be living right now, though. if occupancy is low.

Well that's because its a high rise condo. That's the point. Only those who live in the building know who is home. It is that illusion of privacy and exclusivity. Still about 35-40% vacant but that leaves it perfectly positioned when the economy recovers.

Ever the optimist, all is well at 44 Monroe.
