How Has Your Community Changed? (Gilbert, Surprise: foreclosure, rentals, crime)

How has the foreclosure situation affected communities in Surprise/Goodyear/Gilbert, and what does it pose for the future quality of these towns?

Here in CA, communities have been overrun with rentals and has created a great imbalance in demographics with safety becoming the overriding worry.

I always thought that AZ had a firmer grip on controlling any elevating crime statistic, but the recent threads seem to point in the opposite direction.

Are "undesirables" now infiltrating once good areas because of the housing problem {and I speak purely in terms of safety}?
