True, I was going to suggest downtown Phoenix or somewhere along the light rail line since the OP is a "friend of mass transit" but I'm not sure if 250k will get a family that size into any home in downtown, midtown or uptown? Maybe a condo or a rental if they first would consider renting to become familiar with the area. They could take light rail to the airport; in this area of town there is too much to list for families and children; Children's Museum, Science Center, sports facilities, huge parks with even larger old growth trees, streets with massive trees lining the area, great schools if they decide against further home schooling, and on and on...

Thanks for the insights. We plan to visit the area (and mom) in the next few months to look around and would likely rent for 6-12mo before buying. Right now I'm just looking into the feasibility of a move there and what areas of town to focus on. It would be most efficient to rent in the area we think we most likely would end up buying.

We could go higher in price (should have $300-350K cash), but we like to live below our means, which gives us the luxury of working less and having more time as a family. DH read "Your money or your life" years ago. The only trouble we've run into is that it seems to us that in the US (where we were both born and raised) people have been so determined to leverage to the hilt that a "middle-class" neighborhood means a neighborhood a middle-class family would barely be able to afford with 5% or less down payment, and hence are living on the edge financially. We've watched our neighbors (in both low-end and expensive neighborhoods) stressed to the gills over the past couple years about loosing a job or their house -- we hear a lot more nice and normally calm people yelling at their kids (in some cases from inside the house with the windows closed). It's just very sad. But I'm getting off topic...

Ulitmately, it sounds like if we can take the heat, there are lots (too many?) options and a lot to see and do in town.
