For older homes in safe areas: West View, Bellevue, Avalon, Ben Avon, Aspinwall, Oakmont, Crafton, Blawnox, Zelienople, Mars.

There are also older homes scattered throughout every suburban township too.

Similar to Craftsman style, built 1925, 4 BR/1.5B, just under $150K in Bethel Park.

(nice wood trim inside, awful kitchen cabinets though).

Blackridge, Wilkinsburg & Blackridge, Penn Hills are safe, but like you said their locations are bad in two ways...
1) Blackridge, Wilkinsburg/Penn Hills is close to several bad areas
2) Blackridge, Wilkinsburg/Penn Hills is split between two bad SDs (with Wilkinsburg being the worse)

Hopes, I do like those areas but I just can't seem to be able to get a realistic picture of the crime/safety aspect. sskink, I like that house. Even the kitchen isn't as bad as some I've seen. I can live with builder grade cabinets and think about remodeling later. I like the Bethel Park area, too. Uptown Kid, it kills me to see a beautiful older home in the Blackridge area but know it has such a potential for crime creeping in. Also, there are enough alternative options in the area to avoid the bad school districts. My children attend one now that services that area, we're only about 10-15 min away from the Blackridge area.

I will second South fayette. We live in Bridgeville and it is the South Fayette school district. We just moved here in the summer and did pay a tad over 200 for our house, but its a newer house on over an acre, not in a development.
That being said, I am sure there are older homes for sale in your price range. The newer ones are all over 250 (burghgirl will second me there I think).
The school district is excellent. My kids are doing great there and just love their middle school. I see people walking and running here all the time and every day I walk my dog and meet friendly faces ; now, more seeing as the weather is a tad warmer.
Commute ; on a bad day it takes me 45 mins to get to work in the city. On an easy day I am at work in 20 mins (no joking).
We did look in aspinwall but couldnt find anything nice in our price range. We also looked in Fox Chapel and Sewickley and again were priced out.

Unfortunately, zip95..I live on the border of Monroeville and Turtle Creek and feel that Monroeville is going downhill. Sure, there are still quite a few nicer developments, but those are obviously out of our price range. The majority of what's available in our price range in Monroeville are boring, characterless mid century boom ranches..our least favorite type of house.

They're all safe. I wouldn't recommend a place that wasn't safe.

I have to say, I really like the architecture of those areas and it's convenient to town and northern pgh, where my husband works. I'll have to take a closer look with an agent and get a feel for the area.
