Oh sorry. Didn't know the official boundaries. Garfield must be very small or narrow.

No, it's just that Penn Avenue is its southern boundary.

Colloquially, both sides of Penn from Mossfield to Negley have commonly called "Garfield" however. It certainly doesn't extend very far south past that though.

there have been 5 sales over 300k in the past three years and only one over 400k for a 2400 square foot high end house. methinks you are exaggerating a bit

It's definitely not easy to be a first-time home-buyer in this neighborhood these days unless you're cool with a total gut job after little old Mrs. Zdaniewiczskiowicz passes away. It's more of a neighborhood college-educated 30-somethings and 40-somethings (mostly DINKs) are upgrading into to be close to work in Oakland, the Strip, Downtown, or East Liberty. When I moved here nearly a decade ago it was much cheaper to live here. I wasn't the trashiest one on the block back then, as there were still people who banged pots and pans out windows when the Steelers would score!

They basically just went to work every day for a living until the work dried up, then they either skipped town or hunkered down in their neighborhood and got more insular and grumpy about change they couldn't control.

i don't disagree with you entirely. but that is what happens in an up and coming area. the "average pittsburgh" house is getting outfitted with modern fixtures and fittings and being resold for 200k. but i don't really think 200k is unreasonable for a gutted house that close to downtown. you can't even build a house these days for less than that and that is about the baseline for a redone house in most places in the city. the only reason the average price of houses is so low in pittsburgh is because most haven't been updated in this generation. i do feel bad that poeple like you are getting pushed out, but you seem to know the areas that you like. if you want to avoid being priced out a second time, you will need to take a risk and put your money where your mouth is like others have said for years.
