Yes I will buy this book. I love old ballpark stories. I have a great one recently written about Forbes Field. There's a nice panoramic shot of Exposition Park I've seen before. I loved the old advertising in these parks as well. Babe Ruth's final home runs of his career hit in Forbes Field. The last one clearing the roof. That 100+ year old former usher at PNC Park who recently passed away was at the game. Amazingly. May 1935.

‘A rocky start’: Pittsburgh region’s office market plagued by vacancies, not much construction in early 2023

"The regional office market is taking it on the chin, vexed by record high vacancy rates, the lowest amount of space under construction in six years and a massive increase in Pittsburgh zoning review fees that could further hamper development.

And some are predicting that it won’t get better anytime soon.

That in essence sums up the findings in the first-quarter office reports released this week by three local real estate firms — Newmark, Jones Lang LaSalle, and CBRE.

Newmark and JLL were particularly frank in their assessments, with the former describing it as a “rocky start to the year.” It offered a glum forecast as to when the market could see improvement.

A number of local developers have expressed outrage over the fee increase for commercial zoning reviews. Shadyside-based Walnut Capital has urged the city to suspend enforcement, arguing that the increase is illegal and amounts to an “unauthorized tax.”

Jonathan Kamin, Walnut Capital’s attorney, has stated that under state law, such fees must be directly related to the costs incurred by the municipality in issuing a permit or in performing work associated with the application.

He has said that the $255,000 fee Walnut Capital would be charged for an apartment and hotel project it wants to do in Oakland would exceed the annual salaries of the people doing the zoning review. Last year, the same review would have cost $14,050.

JLL was not optimistic about a turnaround.

“Vacancy will increase in the coming quarters as evidenced by upcoming large lease expirations and announced downsizings that are looming on the horizon,” the report explained.

Even the booming Oakland/East End corridor wasn’t immune to the issues caused by the pandemic — and, more recently, by higher interest rates and construction costs.

Its vacancy rate topped 25% in the first quarter, driven in part by the decision by Philips to vacate two more floors of space at its Bakery Square headquarters."
