I have been doing some research and have found that there seems to be little renters rights in Oregon.

We are in a house that is filled with mold, in complete disrepair (leaky windows/sinks/toilets, floor coming up) and we have sent in multiple requests to the property manager to fix these issues (especially the mold), however, she just sends out a general contractor that comes out and says that it's condensation and will caulk a few things, but not fix a thing. The house is only 7 years old, but it had not been taken care of well.

I feel bad pestering, but none of the issues have been fixed and I do not want to be responsible for any of the damage done.

Also - the property manager required a deposit for my children when they were unemployed, because we had just moved up here (they both have recently gained employment). Is that legal?

Is there any way we can address these issues legally? Are these terms to break a lease?
