Questions for the forum regarding Highlands Ranch subdivision in Chino Valley:

Nice residential neighborhood?
Any known issues/problems?
Nearby schools (middle and high) decent?

Default Highlands Ranch

Highlands Ranch is a newer subdivision in Chino Valley that started sales in 2005. The subdivision is in the modern style of stucco homes, small lots (0.14-0.22 acres), and curved roads. The homes range from about 1200-2200 sqft and are currently selling for about $130K-$170K. As with other subdivisions that were started near the peak of the market, Highlands Ranch is currently being hit with lots of short sales and foreclosures. The current sales prices are below the cost to rebuild the home, so from that perspective, they are a good deal. Near the peak, the homes were selling in the mid to high $200s.

I've tried to find HOA info for Highlands Ranch but it seems particularly hard to find. Don't suppose you have any idea how to find the HOA document for the subdivision?

Got it, and thanks--that's a lot of info! That'll give me a lot to chew on tomorrow morning.

Another question--I heard that behind Highlands Ranch there is a lot of low-priced housing where a lot of problem families/people live--meth heads, etc. The "ghetto" of Chino Valley. Is this true? Is it a big problem in the area?

The subdivision is surrounded on three sides primarily by manufactured homes. As to the crime, you will need to contact the Chino Valley police department at 928-636-4223 or Chino Valley Arizona Police Department

It's best to drive the neighborhood yourself in that case and talk to neighbors if you can.
